A roof can look sound from the street yet still admit water at a single poorly sealed joint. Flashing is often that weak point. When you inspect roof flashing carefully, you are looking for the small failures that can lead to stained ceilings, damp timbers and avoidable repair costs later.

For buyers, sellers, landlords and property managers, flashing deserves close attention because it sits where roof materials meet features that interrupt the roof covering. Chimneys, dormers, skylights, vents and wall abutments all rely on correctly fitted flashing to direct rainwater safely back onto the roof surface. Age matters, but workmanship and exposure matter just as much. How to inspect roof flashing safely from ground level

Start with a visual review from the ground using binoculars or a camera with a good zoom. Walk around the property where safe access allows and view the roof from more than one angle. Different elevations reveal different issues, particularly around chimneys and rear extensions.

Look for flashing that has visibly lifted, curled, buckled or slipped out of position. Flat sections should lie neatly against the adjoining surface, while vertical sections should be secure and properly integrated with the wall or chimney. Irregular edges, open gaps and patches of excessive sealant deserve further investigation.

Pay attention to changes in colour or texture. Fresh-looking sealant smeared over old lead, mismatched metal patches, or dark streaking below a joint can indicate previous water entry or an attempted repair. A repair is not automatically a concern, but it should be assessed for its quality, extent and likely durability.

Do not climb onto a pitched roof or lean a ladder against fragile guttering, flashing or roof edges. Roof surfaces can be slippery even when they appear dry, and a close look is rarely worth the risk of a fall or further damage. Check chimney flashing closely

Brown marks near the chimney breast, peeling finishes or a musty smell after heavy rain may be related to flashing, but the exact cause needs proper diagnosis. Water can travel along roof timbers or masonry before becoming visible, so the stain is not always directly below the defect.

Review roof windows, dormers and wall abutments

Roof windows and dormers concentrate water around corners and joints. Check whether the flashing kit appears complete and evenly fitted, with no exposed underlay, missing tiles or slates, lifted edges, or heavy applications of sealant. Purpose-designed flashing systems are generally more reliable than improvised patches, provided they are installed correctly.

At a wall abutment, inspect the line where the roof covering meets the wall. Stepped flashing should follow the courses of masonry and sit securely in the wall joint. A continuous strip of surface-fixed metal can sometimes be appropriate, but it needs careful detailing at ends and overlaps. The correct arrangement depends on the roof type, pitch and adjoining construction.

Flat-roof junctions need a different approach. Instead of traditional stepped leadwork, the roof membrane may turn up at a parapet, wall or rooflight kerb. Look for blistering, open laps, cracked corners, failed termination bars or loose edge trims. Standing water near these details can accelerate deterioration, although a small amount of temporary ponding after rain does not always mean the roof is leaking.

Warning signs that justify a closer roof inspection

Some flashing defects are clear in a photograph. Others only become apparent when the roof is reviewed alongside interior evidence, weather exposure and the condition of surrounding materials. Arrange a specialist roof inspection if you notice several of the following signs:

  • Water staining, bubbling paint or damp patches beneath a chimney, dormer or roof window.
  • Loose, torn, split or visibly lifted flashing.
  • Cracked mortar, missing pointing or gaps at the top edge of chimney flashing.
  • Repeated sealant repairs around the same junction.
  • Slipped slates or tiles beside flashing, especially after a storm.

A single sign does not always confirm failure. For example, staining may be historic, and a local sealant repair may be a sensible short-term measure in the right setting. The key question is whether the detail is currently weather-tight and likely to remain so through the next period of heavy rain.

A useful roof condition report does more than state that flashing is damaged. It should identify the affected location, describe the visible defect, provide clear photographs and explain the likely consequence if no action is taken. It should also distinguish between urgent repairs, maintenance items and conditions that need monitoring.

For a property purchase or sale, this level of clarity helps keep decisions proportionate. A loose apron flashing may require a targeted repair, not a roof replacement. Conversely, widespread failed junctions, deteriorated chimney details and water damage around multiple roof penetrations may indicate a broader programme of work.
